THIS DEED made and dated this 9th day of January, 1979, by and
between Grover Lee Leight and Edith Lee Leight, his wife, parties of the
first part, and Vincent Perry Driver and Deborah K. Driver, his wife, parties
of the second part.
WITNESSEM: That for and in consideration of the sum of Ten
Dollars ($10.00) cash in hand paid, and other good and valuable consideration,
the receipt of all of which is hereby acknowledged, the said parties of the
first part do hereby grant, sell, and convey, with general warranty of title,
unto the parties of the -second part, as tenants by the entirety, with common
law right of survivorship, all of that certain lot or parcel of land, to-
gether with all improvements and appurtenances thereto belonging, lying and
being situate along the Northeastern side of Virginia State Secondary Highway
No. 641, a short distance North of Stephens City, in Opequon District,
Frederick County, Virginia, fronting on said highway a distance of 100 feet
and extending back Northeastward between parallel lines a distance of 107
feet, and being the Southern portion, and all of the remainder, of Lots
53 and 54 on the Plat of the Mrs. Benjamin Massie Subdivision No. 2, which
is of record in the Clerk's Office of the Circuit Court of Frederick County,
Virginia, in Deed Book No. 207, page 93, and also being a portion of the
land that was conveyed to the parties of the first part by Lucille C. Grant,
at al, by deed dated January 12th, 1961. and of record in said Clerk's
Office in Deed Book No. 271, page 78. The Northern portion:of said lots
was formerly conveyed by the parties of the first part to Lillie Co Vaughan
by deed dated October 7th, 1967, and of record in said Clerk's Office in
Deed Book No. 336, page 126, and by dead of correction dated October 29th,
1968, and of record in said Clerk's Office in Deed Book No. 373, page 638,
and it is now the purport and intent of this deed to convey all of the
remainder of said lots. A reference to said records, and to the references
therein contained, is here made for a further and more particular des-
cription of said land.
It is expressly stipulated that said land is conveyed subject to
all applicable, or legally enforceable, restrictions and easements, if any,
of record affecting some.
Except as noted above the aforesaid grantors covenant that they
have the right to convey the said land to the aforesaid grantees; that

the said grantees shall have quiet possession of the said land, free from
all encumbrances; that they have done no act to encumber the said land; and
that they will execute such further assurances of the said land as may be
requisite.
