the southeast side of Tyson Drive in the Stonewall Industrial Park, in the

MAGISTERIAL DISTRICT: Stonewall
ADJACENT LAND USE AND ZONING: Industrial Land Use and M-1 (Industrial Limited)
Zoning.
PROPOSED USE AND IMPROVEMENTS: One 4.9379 acre industrial site served by public
sewer and water and to be added to the VDOT's secondary road system.
REVIEW EVALUATIONS:
VA Dept. of Highways & Transportation - No objection to the proposed
subdivision. Plans have been approved for Tyson Drive to be added to the
State's secondary system. Commercial entrance shall be constructed to VDOT
specifications. Request the submittal of site plans of the proposal for
review and approval before commencement of development.
Sanitation Authority - Area is served by the Frederick County Sanitation
Authority. We will need to review construction drawings for final
construction approval.
Clearbrook Fire Company - This plan shall comply with Chapter 10 of the
Frederick County Code as a minimum.
Inspections Department - The Inspections Department will comment at the time
of plans review in order to determine the use group according to the BOCA
Basic National Building Code, 1987.
Planning and Zoning - This request for subdivision meets all Frederick County
subdivision, planning, and design requirements.
STAFF RECOMMENDATIONS: Approval.

centerline of McGhee Road, thence leaving the said right-of-way
line and proceeding through Lenoir City Company of Virginia

first with LOT 1, next with S S S Associates and finally
proceeding through Lenoir City Company of Virginia
S4903013211W 490.00 feet to a point, thence continuing through
Lenoir City Company of Virginia

southeastern right-of-way line of Tyson Drive, thence with the
