Box 117 Boyce, Virginia, 22620 RE: Subdivision for Road Extension in the Stonewall Industrial Park Dear Mr. Gilpin: This letter is to confirm the Frederick County Board of Supervisors' action at their meeting of February 25, 1987: Approval of the subdivision for the extension of McGhee Road in the Stonewall Industrial Park, Stonewall Magisterial District. This plat records the right-of- way for an extension of McGhee Road for a distance of approximately 1,664 feet, ending in a permanent cul-de-sac. Box 601 - Winchester, Virginia - 22601 1 SUBDIVISION Lenoir City Company of Virginia 2 Lots (4.8333 acres each) Zoned M-1 (Light Industrial) LOCATION: Stonewall Industrial Park MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Vacant land and industrial uses zoned M-1 (Light Industrial). PROPOSED USE AND IMPROVEMENTS: Two industrial lots, consisting of 4.8333 acres each, and drainage easements. REVIEW EVALUATIONS: Highway Department - McGhee Road is not in the Secondary System. If these lots are developed prior to adding to the Secondary System, commercial entrances will be required. Sanitation Authority - Recommend approval with regards to water and sewer. Clearbrook Hill Fire Company - We recommend Fire Code be followed. Planning and Zoning - This proposed plat contains two lots with approximately 4.8333 acres each. The lots are located on McGhee Road. Preliminary plans were submitted for McGhee Road prior to the adoption of master plan requirements, so a master plan is not required to subdivide these or other lots on McGhee Road. STAFF RECOMMENDATION: Approval, master development planning requirements to be waived for this action.
