a portion of the land conveyed to Lenoir City Company of
Virginia by deed dated January 1, 1968 of record in the
Frederick County Circuit. Court Clerk's Office in Deed Book
344 at Page 235.
The said land fronts the northwest corner of the
intersection of proposed Kentmere Road and proposed McGhee
Road in Stonewall Industrial Park, lying within Gainesboro
(formerly Stonewall) District, Frederick County, Virginia
and is bounded as follows:
Beginning at an iron pin set in the northwestern
boundary of proposed McGhee Rd., said iron pin located
369.74' southwesterly along the arc from the centerline of
proposed Kentmere Rd.; thence along new division lines

THIS DEED OF DEDICATION made this l�� day of(J7 , 1995, by LENOIR CITY
COMPANY OF VIRGINIA to the COUNTY OF FREDERICK dedicating all of its interest
in an easement for a roadway or right of way lying and being situate in
Gainesboro Magisterial District, Frederick County, Virginia, the land upon
which this easement is situate was originally acquired by Lenoir City Company
of Virginia by deed recorded among the land records of Frederick County in
Deed Book 344 at Page 235.
WITNESS=:. That the easement containing 7.4804 acres hereinafter
described lying and being situate as set out on the attached plat along with a
metes and bounds description by P. Duane Brown, C. L. S. dated June 6, 1995
said plat of survey consisting of four pages and the metes and bounds
description consisting of two pages denoted "Boundary Description Lenoir City
Company of Virginia" and the foregoing plat and metes and bounds description
are hereby incorporated in whole herein and made a part hereof and the
easement aforesaid is hereby dedicated with all public improvements located
thereon to the County of Frederick as follows:
1. For its public use as a street or roadway
2. To include all drainage easements, public improvements and facilities
located in the area herein described with the right of access for maintenance
and repair.
3. The Virginia Department of Transportation shall maintain all public
improvements, drainage easements and drainage ways within their right of way.
All other drainage facilities shall be maintained by the owner of the property
on which they exist.

THIS DEED OF DEDICATION made this l- day of 0 1995, by LENOIR CITY
COMPANY OF VIRGINIA to the COUNTY OF FREDERICK dedicating all of its interest
in an easement for a roadway or right of way lying and being situate in
Gainesboro Magisterial District, Frederick County, Virginia, the land upon
which this easement is situate was originally acquired by Lenoir City Company
of Virginia by deed recorded among the land records of Frederick County in
Deed Book 344 at Page 235.
WITNESSETH:. That the easement containing 7.4804 acres hereinafter
described lying and being situate as set out on the attached plat along with a
metes and bounds description by P. Duane Brown, C. L. S. dated June 6, 1995
said plat of survey consisting of four pages and the metes and bounds
description consisting of two pages denoted "Boundary Description Lenoir City
Company of Virginia" and the foregoing plat and metes and bounds description
are hereby incorporated in whole herein and made a part hereof and the
easement aforesaid is hereby dedicated with all public improvements located
thereon to the County of Frederick as follows:
1. For its public use as a street or roadway
2. To include all drainage easements, public improvements and facilities
located in the area herein described with the right of access for maintenance
and repair.
3. The Virginia Department of Transportation.shall maintain all public
improvements, drainage easements and drainage ways within their right of way.
All other drainage facilities shall be maintained by the owner of the property
on which they exist.

The accompanying plat represents a division survey of
a portion of the land conveyed to Lenoir City Company of
Virginia by deed dated January 1, 1968 of record in the
Frederick County Circuit Court Clerk's Office in Deed Book
344 at Page 235.
The said land fronts the northwest corner of the
intersection of Kentmer'e Court and McGhee Road in
Stonewall Industrial Park, lying within Gainesboro
(formerly Stonewall) District, Frederick County, Virginia
and is bounded as follows:
Beginniny at an iron pin set in the northwestern
boundary of McGhee Road, said iron pin located 369.74'
southwesterly along the arc from the centerline of
Kentmere Court; thence along new division lines through
the land of Lenoir City Co. of Va. for the following two
courses: N29028'10"W - 519.62' to an iron pin set; thence
N60031'50"E - 2b4.83' to an iron pin set at a point on
curve in the southwestern boundary of Kentmere Court;
thence with the southwestern boundary of said road for the
following three courses: along the arc of a curve to the
left 219.19' (Radius = 830.00' - Chord = S40033'25"E -
218.55') to an iron pin set at a point of reverse
curvature of a curve to the right; thence along the are of
