Please address the following comments: 1. The Master Development Plan (MDP) for this site has not been approved. 2. The MDP for this site calls for single family small lot as the only housing type being used. The SDP submitted has a mixture of single family small lot and duplexes. VDOT will also require 48 hours notice for inspections. • The appropriate land use permits shall be obtained before any work is performed on the State's right-of-way. The permit is issued by this office and will require a minimum processing fee, surety bond coverage, and the salary & expenses of a State assigned Inspector. • If mailboxes are to be placed along the roadway fronting lots, a minimum of 4' shall be between the edge of pavement and the front of mailbox as shown on the Standard RFD 1 and attachments. • Private entrances will be installed in accordance with VDOT Standard CG-9B or CG-9D. However, the plan sketch and typical section sketch have different grass strip and sidewalk dimensions. Please address on final plan sets. • Any entrances constructed from the referenced street(s) shall meet VDOT minimum standards. This is the developer's responsibility. • Any signs to be installed will be in accordance with attachments. • I suggest any utilities and/or storm sewer placed within the proposed right-of-way be backfilled completely with C.R. Type 21-B Stone.
