This property is located south of Route 37 and I-81 Kernstown interchange, on the east side of Route 11 South at Musket Drive, in the Battlefield Partnership Subdivision in the Back Creek Magisterial District. MAGISTERIAL DISTRICT: Back Creek District ADJACENT LAND USE AND ZONING: Commercial and vacant land uses and M-1 (Industrial General), B-3 (Industrial Transition), and B-2 (Business General) Zoning PROPOSED USE AND IMPROVEMENTS: Subdivision of 3.967 acres into two lots; Parcel 1-A1 consisting of 2.720 acres and Parcel 1-A2 consisting of 1.247 acres. REVIEW EVALUATIONS: VA Dept. of Transportation - No objection to subdividing; however, before any work is done on the entrance, a commercial entrance permit must be applied for and approved. Sanitation Authority - Easement is acceptable to Authority. Stephens City Fire Company - Shall comply with Chapter 10 of the Frederick County Code as a minimum. Planning and Zoning - No objection. This is a resubdivision of an existing parcel. All applicable subdivision standards have been met. Musket Drive has been dedicated to VDOT. STAFF RECOMMENDATIONS: Approval.
