Proposed is served with a 10" water line along Route 647. Sewer lines would
have to be extended from Greenbriar Subdivision. Moratorium on sewer
connections imposed by the State Water Control Board would prohibit any
land use requiring sewerage service.

PROPOSED USE AND IMPROVEMENTS: Subdivision of .605 acres in conformance with the
approved master development plan.
REVIEW EVALUATIONS:
VA Dept. of Highways & Transportation - No objection to the proposed
subdivision. However, to date we have not received the subdivision plans for
our review and comments.
Sanitation Authority - Proposed is served with a 10" water line along Route
647. Sewer lines would have to be extended from Greenbriar Subdivision.

Stephens City Fire Company - No objection. All Fire Code requirements need
to be met.
Planning and Zoning - The proposed subdivision is in conformance with the
approved master development plan for Greenbriar South. This proposal
separates the existing single-family dwelling from the proposed area to be
developed.
STAFF RECOMMENDATIONS: Approval. The staff should note that the development of
the 5.544 acre parcel cannot occur until further subdivision approval and that
construction cannot occur until sewer connections are permitted.

Lucy B. Vincent, et al by Deed dated 23 May 1917 and
recorded in the Frederick County Court Clerk's office in
Deed Book 128 at Page 131.
The said land fronts the north line of Route 647 in
Opequon District, Frederick County, Virginia and is
bounded as follows:
Beginning at an iron pin found in the East line of
the Mogle Land a corner to Section Two of Greenbriar
Village Subdivision; thence with the South line of the
said subdivision S62°11'47"E-878.58 ft. to an iron pin
found in the North line of Route 647; thence with the
said North line for the four following courses;
