The accompanying plat represents a division survey of a portion of the land conveyed to
Fort Collier Group, L.C. by deed dated September 18, 1991 of record in the Frederick
County Circuit Court Clerk's Office in Deed Book 766 at Page 73. The said land fronts
the northwest quadrant of the intersection of Brooke Road (Route 1322) and West Brook
Road (Route 1320), within the development known as Fort Collier Industrial Park, lying
in Stonewall District, Frederick County, Virginia and is bounded as follows:
LOT 32
Beginning at a 1/2" iron rebar found in the northeast boundary of Brooke Road, corner to
Omni, a Virginia general partnership; thence with said Omni N38°33'05"E - 687.93' to a
1/2" iron rebar set corner to Omni and other land of Fort Collier Group, L.C.; thence along
a new division line through the land of Fort Collier Group, L.C. S60°34'02"E - 309.66' to
a 1/2" iron rebar set in the northwestern boundary of West Brooke Road; thence with said
road boundary for the following two courses: S38°31'36"W - 623.84' to a 1/2" iron rebar
set at the P.C. of a curve to the right; thence along the arc of said curve 66.74' (Radius =
50.00' - Chord = S76°45'48"W - 61.89') to a 1/2" iron rebar found at the P.T. and in the
northeastern boundary of Brooke Road; thence with said road boundary N65°00'00"W -
275.40' to the beginning.
