THIS DEED OF BOUNDARY LINE ADJUSTMENT, made and dated this

a Virginia limited liability company, hereinafter called the
Grantor,
WITNESSETH:
WHEREAS, the Grantor is the owner in fee simple of a certain
tract or parcel of land situated in Frederick County, Virginia,
containing 21.0394 acres, known as Lot 42 of Fort Collier
Industrial Park and having the address of 999 West Brooke Road,
said parcel being a portion of the land conveyed to the Grantor
herein by James L. McIlvaine, Sr., et als, by deed dated
September 18, 1991, of record in the Clerk's Office of the
Circuit Court of Frederick County, Virginia in Deed Book 766,
Page 73, and being the same parcel created by that certain Deed
of Boundary Line Adjustment dated July 7, 1993, recorded among
the land records of Frederick County, Virginia, in Deed Book 800,
page 577; and
WHEREAS, the Grantor also owns additional land to the
southwest of said Lot 42, acquired by the Grantor as part of the
same conveyance by James L. McIlvaine, Sr.; and
WHEREAS, the Grantor now desires to adjust the southwestern
boundary line of said Lot 42 to the southwest, so as to increase
the size of said Lot 42 by 2.5341 acres, to a total size of
23.5735 acres,
NOW THEREFORE, in consideration of the benefits accruing to
it thereby, the Grantor hereby adjusts the southwestern boundary
line of said Lot 42 to the southwest, so as to increase the size
of said Lot 42 by 2.5341 acres, to a total size of 23.5735 acres,
all as reflected on that certain plat of boundary line adjustment
of Mark Smith, Land Surveyor, dated January 9, 1998, whic:ii plat

THIS DEED OF BOUNDARY LINE ADJUSTMENT, made and dated this
j_. day of July, 1993, by FORT COLLIER GROUP, L.C.,'a Virginia
limited liability company, hereinafter called the Grantor,
WITNESSETH:
WHEREAS, the Grantor is the owner in fee simple of a certain
tract or parcel of land situated in Frederick County, Virginia,
containing 16.136 acres, known as Lot 42 of Fort Collier
Industrial Park and having the address of S99 nest Brooke Road,
said parcel being a portion of the land conveyed to the Grantor
herein by James L. McIlvaine, Sr., et als, by deed dated
September 18, 1991, of record in the Clerk's Office of the
Circuit Court of Frederick County, Virginia in Deed Book 766,
Page 73; and
WHEREAS, the Grantor also owns additional land to the
southwest of said Lot 42, acquired by the Grantor as part of the
same conveyance; and
WHEREAS, the Grantor now desires to adjust the southwestern
boundary line of said Lot 42 to the southwest, so as to increase
the size of said Lot 42 by 4.903'acres, to a total size of 21.039
acres, all as reflected on that certain plat for boundary line
adjustment of H. Bruce Edens, Land Surveyor, dated June 14, 1993,
which plat is attached hereto and by this reference made a part
hereof, more fully describing the property as set forth above,
NOW THEREFORE, in consideration of the benefits accruing to
it thereby, the Grantor hereby adjusts the southwestern boundary
line of said Lot 42 to the southwest, so as to increase the size
of said Lot 42 by 4.903 acres, to a total size of 21.039 acres,
all as reflected on that certain plat of boundary line adjustment
of H. Bruce Edens, Land Surveyor, dated June'14, 1993, which plat
