The accompanying plat represents a boundary line add survey between the lands of
Fort Collier Group, L.C., being all of Lot 36 N - Fort Collier Industrial Park as estabfished by
Deed of Subdivision dated October 17, 1996 of record in the Frederick County Circuit Court
Clerk's Office in Deed Book 868 at Page 421 and a portion of the land conveyed to Fort Collier
Group, L.C. by deed dated September 18, 1991 of record in said Clerk's Office in Deed Book
766 at Page 73. The said land fronts the southeastern boundary of Brooke Road about 700 feet
northeast of an intersection of said road and Fort Collier Road in Fort Collier Industrial Park,
Stonewall District, Frederick County, Virginia and is bounded as follows:
Beginning at an iron pin %rod in the southeastern boundary of Brooke Road; thence with
said road boundary for the following three courses: N43°46'23"E - 662.83' to a point on a
concrete culvert at the P.C. of a curve to the right; thence along the are of said curve 21.68'
(Radius = 25.00' - Chord = N68°36'4T'E - 21.00') to an iron pin found at the P.R.C. of a curve

Fort Collier is refinancing Lease Building #3 on Lot 36N, to
be expanded by boundary line adjustment as you and I have recently
discussed.
To obtain that financing, I am required to provide the title
company with a certification from your office that the building
meets all requirements of code and site plan, and is properly
zoned. I enclose a copy of the letter which Wayne Miller used when
Lease Building 13 was originally built.
I wonder if you will provide me with an equivalent letter as
to Lease Building #3, as expanded? I am grateful for the
assistance and request that you call with any questions or
concerns.

The purpose of this letter is to certify that Lease Building #3 in the Fort Collier Industrial Park is
in the proper zoning district for the existing use. I further certify that this building meets all the
setback requirements, proper parking is provided on site, the structure is within our density
requirements and there are no nonconforming uses located on the property. Frederick County
recently issued a final certificate of occupancy for this structure that attests to the fact that the
structure was built to code and all site plan requirements completed.
