Planning Staff has reviewed the above -referenced subdivision design plan to determine if
administrative approval can be granted. At this time, administrative approval cannot be granted.
This plan is denied until the issues in this letter, as well as all issues of the other review agencies,
have been adequately addressed. Please review Staff s comments listed below and then prepare a
revised plan which adequately addresses each concern.
Review Comments
1. Need to change plan title information does not reflect application on sheet 1
2. Need to change FEMA Map date on sheet 1.
3. Vicinity map is not correct on sheet 1.
4. Housing type is not correct on sheet 1.
5. Housing type is not correct on sheet 3.
6. Trail detail needs to be shown sheet 3.
7. Wetlands permit needed to be shown on sheet 4.
8. On all sheets adjoining property uses is needed.
9. On all sheets open space needs to be identified.
10. On all sheets need to include streetlights symbols vs description.
11. Streetlights are needed at all intersections on all sheets.
12. Need crosswalk detail on sheet 104
13. A photometric plan is required with this submission

A revision to the previously approved MDP (#03-08, Artillery Business Center, approved 5/16/2008) was required to
be processed and administratively reviewed prior to Site Plan review / approval as the original MDP did not include
the most recently approved proffer statement (REZ #09-15) and needs to be amended to reflect proffer changes
approved in 2015.
The Master Development Plan has been recreated to be as close to an exact replica of the previously approved MDP
#03-08 as possible with the exception of updating the proffers to show the ones approved in 2015.
The below narrative describes the changes that were made between first submission of the revised MDP application
and the slip sheets which were recently provided. Again, the goal of this application is to be an exact replica of the
MDP #03-08 with the addition of the updated proffer statement approved in 2015.

Master Development Plan:
o Sheet 1: Cover Sheet
■ Revised "Project Notes" to replicate the previously approved MDP.
■ Added the Road Details to the coversheet to match the detail shown on the previously
approved MDP.
■ Added a Sheet Index to match the previously approved MDP.
■ Changed the "Site Data" table to a "Project Summary" table to exactly match the
previously approved MDP.
o Sheet 2: Master Development Plan
■ Added "Project Notes" to exactly replicate the previously approved MDP.
■ Removed the excessive information (building footprints, underground utilities, etc..) to
exactly match the previously approved MDP.
