Approval of Final Master Development Plan #009-86 of Valley View Subdivision for
ten duplex dwellings. This property is zoned RP (Residential Performance) and is
located on the south side of Route 641, across from the entrance to Fredericktown
Drive, in the Opequon Magisterial District.

This is in response to you preliminary plan for the proposed entrances into . the
duplex housing units. Everything. appears satisfactory with the exception that we
would want a minimum 16' width entrance with 20' radii. On the proposed entrance
across from Fredericktowne Drive, _ it will require : a manhole be used to allow us to
be able to clean out, if in the future it is necessary.
We would recommend the entrance slope away from the main line at the rate of 3/4"
per foot for a minimum distance- of 6' and 6" of Crushed Stone, No. 21-A be , used
from the edge of pavement to the right-of-way line.
When the developer is - ready for a permit application, please have him contact
Mr. Denny Lee, Area Superintendent at Stephens City at 869-1100, and he will
meet them at the site to issue a private entrance permit.
Should you have any questions, please do not hesitate to contact me.

REVIEW EVALUATIONS: ALL REVIEW COMMENTS HAVE BEEN COMPLETED AND INCORPORATED INTO
THE FINAL MASTER DEVELOPMENT PLAN

Stephens City Fire Company — Shall comply with Chapter 10 of the Frederick

Planning and Zoning — The proposed use meets the requirements of the RP Zone.
The dimensional requirements have been met.
The site is level with no woodlands and there are no environmental
restrictions. The required open space is just over one—third arce and it is
recommended that the open space requirement be waived. There are no
requirements for recreational facilities. There are no bonus applications or
buffering or screening requirements. The Sanitation Authority and VDH&T
requirements will be incorporated at the site plan stage/subdivision stage.
This plan is drawn in conformance with the approved Preliminary Master
Development Plan. Open space has been deleted as per staff and Board of
Supervisors recommendations.
