Additional comments, if any PRELIMINARY MASTER DEVELOPMENT PLAN #018-87 Stonewall Industrial Park Zoned M-1 (Industrial Limited) 137.04 Acres LOCATION: Stonewall Industrial Park, northwest of Tyson Drive and northeast of McGhee Road MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Industrial and agricultural land use and zoning. PROPOSED USE AND IMPROVEMENTS: Industrial uses as permitted by zoning, roads, and utilities. REVIEW EVALUATIONS: VA Dept. of Highways & Transportation - No objection to the master development plan concept with the exception of proposed utilities being placed under roadway service. Before we can make any further comments, we will need a complete set of subdivision plans in accordance with the Frederick County Subdivision Ordinance. The developer will also be required to apply for a land use permit for the road connection for approval before any work is done on the Department's right-of-way. Also, our office asks for some type of clarification as to section or phase for this proposed development. Sanitation Authority - Would like section of sewer line relocated so the water and sewer lines do not cross. (future road and McGhee Road intersection) Clearbrook Fire Company - Fire hydrant at the corner of McGhee Road and Lenoir Drive needs to be.moved closer to Lenoir Drive, otherwise it is useless. Inspections Dept. - The request for this plan shall comply with Use Group F, Factory and Industrial, Section 305.0, of the BOCA Basic National Building Code, 1984. Page 2 Stonewall Industrial Park MDP Planning and Zoning - This request for preliminary master plan approval applies only to the undeveloped or unplatted areas of the existing Stonewall Industrial Park. All roads and utilities are shown, as well as proposals for storm water management. Storm water management is accomplished through existing drainage ways and easements and through storm water detention facilities. All proposed roads, utilities, and drainage facilities appear to be satisfactory. Twenty six (26) proposed development sites are shown, generally along the extended McGhee Road. These sites are proposed generally from two to ten acres in size. The proposed sites and roads are generally an extension of the existing land use pattern of the developed portion of this industrial park. Buffering and screening are not required. Land disturbance, fire protection, and actual lot sizes will be addressed during the process of individual site plans and/or subdivision of the property. This plan meets all preliminary master plan requirements and the proposed plan appears to meet all M-1 zoning requirements. STAFF RECOMMENDATION: Approval. All roads and utilities are shown, as well as proposals for storm water management. Storm water management is accomplished through existing drainage ways and easements and through storm water detention facilities. All proposed roads, utilities, and drainage facilities appear to be satisfactory. Twenty six (26) proposed development sites are shown, generally along the extended McGhee Road.
