This property is located one mile east of Route 656, on the north side of Route 657, in the Shawnee Magisterial District. Also, before any excavation or land distrubance is undertaken, a land disturbing permit must be obtained and before construction, a building permit must be obtained. MAGISTERIAL DISTRICT: Shawnee ADJACENT LAND USE AND ZONING: PROPOSED USE AND IMPROVEMENTS: Ten single-family cluster lots REVIEW EVALUATIONS: Highway Department - See attached letter dated April 22, 1986 to Mr. H. Bruce Edens Sanitation Authority - Approved for water and sewer. Capacity is currently available for development. Greenwood Fire Company - We will need a fire hydrant in the area of Lot 8 or the common area. We would prefer the hydrant to be in the vicinity of the common area because there would be less of a problem with parked vehicles blocking the fire hydrant, etc. Planning and Zoning - The proposed use of ten single-family detached cluster lots is appropriate in the RP (Residential Performance) Zoning District. All review comments will be noted and incorporated in the subdivision plats and detailed construction/utility plans for this development. All environmental requirements are within the guidelines of the RP Code. Disturbance of steep slopes and woodland areas are addressed appropriately. Open space for the cluster lots has been placed appropriately within this development. Recreational facilities are not required. It appears that all dimensional requirements are met regarding lot size, set backs, and other dimensional requirements. These particular requirements will be further detailed on the subdivision plat. There are no bonuses being applied for in this development. Buffering and screening along Senseny Road have been addressed and are within the guidelines of the Residential Performance District. This plan meets the intent of the Preliminary Master Development Plan concept by adequately showing land uses on the parcel proposed for • Page 2 PMDP Parkwood Manor development. The next approval for this Preliminary Master Development Plan will be to the Board of Supervisors, followed by approval by the Planning Commission of the Final Master Plan.
