PROPOSED USE AND IMPROVEMENTS: Single-family traditional development with open
space, road improvements to State standards, and individual on -lot sewage
disposal.
THE FINAL MASTER DEVELOPMENT PLAN IS DRAWN IN ACCORD WITH THE PRELIMINARY PLAN
REVIEW EVALUATIONS:
Highway Department - No objection to the preliminary master development plan.
It appears additional right-of-way would be required to accommodate a
standard secondary road connection. Before we can matte a review of this
proposed development, we would need a detailed set of plans.
Health Department - No objection to preliminary plan. Once proposed lot
lines are established, it will be necessary for the owner and his consultant
to locate a suitable sewage disposal system on each lot for Health Department
approval.
Gainesboro Fire Company - No objections.
Planning and Zoning - The Final Master Development Plan meets the
requirements of the RP District. Environmental details have been shown and
buffers and screening shown. The proposed use of single-family traditional
housing lots with a typical lot size of 2.5 (+ or -) acres is appropriate in
the RP (Residential Performance) District. Lot size and layout will be shown
in detail on the subdivision plats. The open space required is 15% of the
total 131 acre site or 19.65 acres. There are no recreational facilities
required for this proposal. No bonus density regulations have been applied
for. Proposed streets will be constructed to VDH&T standards.
