Hydrant and fire lane locations will be addressed on the site plan -or construction drawings. Site plans must meet requirements of Frederick County Chapter 10. Planning and Zoning - The plan meets all masterplan requirements. All dimensional requirements can be met and will be addressed during site plan review. The proposed gross density is 9.8 units per acre which is under the 10 unit per acre limitation in the ordinance. All environmental requirements have been met and no bonus provisions are proposed. Separation buffers have been provided on the north in relation to the Lakeside development and on the south in relation to the Albin Village development. Landscaped screens will be required and are proposed in the buffers. To some extent, existing wooded areas will provide the required screening in certain locations. Recreation facilities are required and proposed. These will require further review by the Department of Parks and Recreation at the site plan stage. The access right of ways in the development will function as driveways since at some locations parking will be directly adjacent to the driveways. Two appropriately spaced driveways are proposed. The project proposed to realign Route 647 to align with Oak Ridge Drive. This will improve access to the site. Additional setbacks on Route 647 should be required at the time of subdivision or site plan approval as stated by VDOT.
