Approximately seven lots will contain substantial areas with slopes over 15%. However, all environmental protection requirements and open space requirements have been met. All woodlands, nearly all of the floodplairi area, and 71% of steep slopes are included in open space. Buffer requirements have been met, with the possible exception of a small area next to the entrance. No recreational facilities are required or proposed and no bonus is requested.
