PROPOSED USE: Cottage occupation - kitchen for catering, limited

REVIEW EVALUATIONS:
Fire Marshal: This facility is not expected to be used as a
place of assembly, so the "assembly" use group requirements
would not apply. If it ever is used as a place of assembly,
all codes applicable (in BOCA) to use group "A" must be
adhered to.
Inspections Department: This facility shall comply to Use
Group "F" Factory, Section 305.0 of the 1987 BOCA National
Building Code.
VA Department of Transportation: No objection to
conditional/special use permit for this property. Existing
entrance is adequate for proposed use. However, should use
ever expand in the future, the entrance may have to be
upgraded to VDOT minimum commercial standards.
Health Department: The septic system is adequate to handle
the proposed facility. The well must be upgraded and
satisfactory water results received prior to issuance of a
catering permit.

Planning and Zoning: This site is amenable to the proposed
use. The character and established pattern of development of
the area would not be changed by this use.
STAFF RECOMMENDATIONS FOR P/C MTG. OF JAN. 16, 1991: Approval,
with the following conditions:
1. No off -site parking, including parking along Route 847,
will be allowed.
2. Hours of operation for outdoor events shall not be later
than 9:00 p.m.
3. Any expansion of facilities or change of use of these
facilities will require a new Conditional Use Permit.
