ADJACENT LAND USE AND ZONING: RA (Rural Areas) Zoning and Agricultural and
Residential Land Use.
PROPOSED USE AND IMPROVEMENTS: Artist's Studio
REVIEW EVALUATIONS:
VA Dept. of Highways & Transportation - No objection. Existing entrance is
adequate for the proposed use. However, should the use ever expand in the
future, the entrance may have to be upgraded to our minimum commercial
standards.
Health Department - No objection.
Fire Marshal - Stress good housekeeping practices. No problem with this
project.
Inspections Department - Shall comment on building use group at the time of
plans review.
Planning and Zoning - This is a cottage occupation and is permitted in the RA
zoning district with a conditional use permit. Since no sales of the
produced art work are to be sold on the premise, this use should have no
impact on the neighborhood.
STAFF RECOMMENDATIONS FOR 11/1/89: Recommend approval with the following
conditions:
1. This is a five-year permit to be reviewed and renewed at the five year point
by the staff, the Planning Commission, and the Board of Supervisors.
2. If the use, occupancy, or ownership of the property changes, this conditional
use permit shall expire and new conditional use permit will be required.
