Shelly for the retail sales of groceries, musical instruments and pickup truck caps, to be located on the south side of Route 522, presently known as "Bayliss Market", in the Gainesboro Magisterial District. This conditional use permit is approved with the following conditions: 1. This is a one-year permit to be reviewed and renewed annually by the staff, the Planning Commission, and the Board of Supervisors. 2. If the use, occupancy, or ownership of the property changes, this conditional use permit shall expire and a new conditional use permit will be required. 3. Outdoor storage areas shall be properly screened from view from the road and surrounding properties. Outside storage shall not interfere with driveways and parking areas. 4. If business should ever expand in future, entrance may need to be upgraded. Health Department - No objection to the described purposes, given that a maximum of 3 to 4 persons are employed full- time. Sanitation Authority - No water and sewer service available. Frederick County Fire Marshall - Uses proposed in'this request do.not pose any incompatible materials being stored together. Grocery sales are already on the site. Fire department access is good, but fire lanes to the building will have to be maintained when truck caps are brought on site. This requirement is defined in the statewide fire prevention code. Round Hill Fire Company - No comment. Inspections Department - Shall comply to Use Group "M" Mercantile Section 308.0 of the BOCA National Building Code 1987. Planning and Zoning - This is an existing use where the owners wish to expand their operation to include truck cap sales. It will be important to insure that outdoor truck cap storage and display areas not interfere with entrances and parking areas. STAFF RECOMMENDATIONS: 1. If the use or occupancy of the use changes, this conditional use permit shall expire and a new conditional use permit will be required. 2. A site plan shall be reviewed and approved administratively by the staff. 3.
