REASON FOR VARIANCE: The lot is utilized for electrical substation
equipment. A variance is requested to properly locate the control
building and various equipment.
STAFF COMMENTS: The setback requirements in this district are 751,
primarily in order to provide for convenience of circulation of
industrial -type vehicles and to provide adequate separation of
potentially noxious uses.
The proposed facilities in this case will not appreciably interfere
with circulation and 'it does not appear that they will present a
nuisance to adjoining properties. In fact, the removal of the
existing control building, which is within 8' of the Kent Street
right-of-way, will improve the visibility at the intersection and
should improve the appearance of the general area.

The applicant states that the location of the proposed facilities
is necessary for proper relationships of the various components of
this electrical facility, which appears to be a reasonable
contention, and would provide a reasonable basis for granting the
variance.

party of the first part; and Northern Virginia Power Company, a Virginia corporation,
party of the second part.
WITNESSETH: That for and in consideration of the sum of Ten
Dollars ($10), and other valuable consideration, paid by the party of the second part
to the party of the first part on and before the delivery of this deed, the receipt of:

This is a portion of the property acquired by Rockingham Poult
Marketing Cooperative, Incorporated, by deed from P. W. Plumly and Ida M. Plumly, his wife,
bearing date July 25, 1945, which deed is of record in the office of the Clerk of the
Circuit Court of Frederick County,,Virginia, in Deed Book.193, at page 53, to which deed
and the references therein contained, and the plat*and survey .attached to this deed,
reference is here made for a more particular description of the property hereby conveyed
