Although the patio includes a built-in drain in its center, it fails to drain during heavy downpours due to the overflow that occurs in the drainage ditches. The rear of the proposed structures will extend within four feet from the adjacent side property. STAFF RECOMMENDATIONS: Because the sunken patio is conducive to flooding, the applicant will continue to suffer water damage within their home. To remedy this hardship, the staff recommends approval of enclosing the patio.
