THIS DEED, made and dated.this 13th day of October, 1989, by and between
GEORGE N. RICKETTS, homme sole, hereinafter called the Grantor; and JAMES L.
McGUCKIN and KAREN R. McGUCKIN, husband and wife, and SHELIA M. McGUCKIN,
femme sole, hereinafter called the Grantees.
WITNESSETH: That for and in consideration of the sum of Ten Dollars, and
other valuable consideration, the receipt of which is hereby acknowledged, the
Grantor does hereby grant and convey with General Warranty and English Covenants
of title unto the Grantees, in fee simple, as tenants in common, a one half
undivided interest to James L. McGuckin and Karen R. McGuckin, as tenants by the
entirety, with common law right of survivorship, and a one half undivided
interest to Shelia M. McGuckin, femme sole, to be her equitable separate estate,
curtesy interest or right of her present or any future spousd being hereby
expressly excluded by this instrument, the following property:
All of that certain lot or parcel of land, together with all rights,
rights of way, improvements thereon and appurtenances thereunto
belonging, located in Opequon Magisterial District, Frederick County,
Virginia, lying and being situate a short distance Northeast of
Stephens City, on the North side of Virginia State Route 647 and
more particularly described as LOT 212 of GREENBRIAR VILLAGE,
SECTION THREE, on that certain plat and survey of Gilbert W. Clifford
& Associates, Inc., dated November 9, 1987, attached to the Deed of
Dedication of said subdivision, dated July 1, 1988, and recorded in
the Office of the Clerk of the Circuit Court of Frederick County,
Virginia, in Deed Book 686, at Page 60, et seq.; and further
described by plat and survey dated September 12, 1989 drawn by
David M. Furstenau, L.S., a copy of which is attached hereto and
made a part hereof by reference; and being the same property
conveyed to the Grantor herein by Deed from Fred L. Glaize, III,
et al, of record in the aforesaid Clerk's Office immediately
prior hereto.
