VARIANCE: 50' Buffer variance on east, west and south sides of

REASON FOR VARIANCE: Applicant is requesting a reduction in the
ordinance required buffering to permit a larger size building to
be built on the available property.
BACKGROUND INFORMATION:, In todays climate this property would
probably not be favorably considered for M-2 zoning. Since it was
zoned before the residential areas practically surrounded it, we
now must deal with it as it is currently zoned.
STAFF COMMENT: The hardship in this case is the fact that the
possible use ,of this property is restricted by the residential
areas on the three sides. Requiring the 100 foot buffer would
probably render this property useless. A reduction in the buffer
to 50 feet would seem, appropriate if use of the property is .limited
to warehousing. Such a condition for approval is within the
prerogatives of the BZA. If the Board elects to approve this
request, staff recommends placing the "warehouse use only"
restriction on the approval.
