REASON FOR VARIANCE - The previous owners (Popps) changed a one car carport into a
two car garage believing that the setback was adequate. Language in the county
restrictions and setbacks state that the narrower of the two sides of a corner lot
is the Frontage, not the direction of the house entrance. This confusion has
resulted in the garage addition being 10 feet over the required setback.
BACKGROUND INFORMATION - This property and all adjoining property is zoned
residential performance (RP). This violation probably exists because corner lots
have a setback requirement that is different from the other lots. A front setback
of 35 feet should have been maintained from the end of house because that is the
short side of the corner lot, an ordinance requirement.
STAFF COMMENT - On site inspection reveals no perceptible impact on the
neighborhood. This violation was found during a title search and might never have
otherwise been a problem. No known objection to this request exists at this
time.
