REASON FOR VARIANCE Because of the size of the existing parcel, a variance is needed so that each existing house can be on its own lot. BACKGROUND INFORMATION d The applicant wishes to divide the 1.87348 acre parcel into two parcels. A 1.00 acre or 43,560 square foot parcel along Route 259 and a .87348 acre or 38,048.7 square foot parcel is proposed, as shown on the attached survey plat. A 70,000 square foot lot size is required in the A-1 (Agricultural Limited) Zoning District, thus requiring both a 31,951 square foot and a 26,440 square foot lot size variance. STAFF COMMENT d Two houses currently exist on the 1.87348 acre parcel. Two houses would not be permitted on one lot, according to today's zoning code standards. Lot size variances in the past have occurred in residential zoning districts or have occurred in agricultural zones for lots with existing improvements, such as in this case. The staff's recommendation is that a reason be stated for approval or denial by the Board of Zoning Appeals.
