VARIANCE - A 15' 8" rear yard variance for pavement and 15' 6" near yard variance
for existing shopping center.
REASON FOR VARIANCE - Plaza and accompaning parking placed too close to rear lot
line.
BACKGROUND INFORMATION - The Jamesway Plaza is now open. The plaza was
constructed too close to the adjoining residential property.
STAFF COMMENT - The B-4 zone has a 50' building setback requirement from property
lines adjoining residential or agricultural property, and a 25' setback for
parking areas adjoining such property. The site plan for Jamesway Plaza was
approved by the County. It was not until after construction was completed that
the problem with the setback requirement was noticed. A variance is required for
applicants to sell the property.
