All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. At tliis time, administrative approval cannot be granted. This site plan will not be approved until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Site Plan Reference Number. Add the Site Plan #47-17, to the cover sheet. 2) Subdivision. The plats for the new lot (referenced as PIN #43-A-99B) need to be approved and recorded prior to final site plan approval. The site plan should reflect the new lot layout, Tax Map Number (PIN) and copies of the recorded plats should be submitted for the project file. Metes and bounds should also be noted on the plan set sheets. 3) General Notes. The following revisions should be made to Sheet 1 and Sheet 3: • Specify the provided building setbacks. • Include the project address once assigned by the Frederick County Department of Geographic Information Systems (GIS). • Confirm the number of accessible spaces being provided (only 5 are shown; note specifies 6 spaces being provided). • Add a note also referencing "Previous Approvals," including Rezoning Applications (REZ) #17-06 and #03-17.
