At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Special Limited Power of Attorney Form. Please have the property owner sign the attached Special Limited Power of Attorney Form prior to further review or approval. This form should be notarized and completed to grant the applicant (you) with authorization to represent them for this site plan. 2) Approval Block. A signature block needs to be provided on the site plan with the standard site plan expiration language (Site Plan shall be valid for five years from date of approval). 3) General Zoning Notes. On the site plan, provide a table that shows the following: address, PIN, zoning, acreage, existing and proposed use, landscaped area, previously approved site plans (#26-96, 54-04, 01-10, 13-11) and the Magisterial District. 4) Property Lines and Building Restriction Lines. The surveyed boundary for the front property line needs to be shown as well as the front building restriction line off that boundary (35' off the front property line). Ensure all improvements are set behind the BRL. 5) Labeling. Label all existing structures and the road as indicated. 6) Proposed Structure. Provide the height of the proposed structure. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan, resubmission may be done via email (cperkins@fcva.us).
