The above -referenced site plan was approved on June 15, 2015. The site plan is approved for
the addition of an underground tank and injection shed at the existing Flying J site located on
Rest Church Road in the Stonewall Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. Once site
development is complete, the owner(s) should contact this office to schedule an on -site

Dear Stephanie:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can
be granted. At this time, administrative approval cannot be granted. This site plan is denied until the
issues in this letter, as well as all issues of the other review agencies, have been adequately addressed.
Please review Staff's comments listed below and then prepare a revised site plan which adequately
addresses each concern.
Review Comments:
1) Special Limited Power of Attorney Form. Please have the property owner sign the attached
Special Limited Power of Attorney Form prior to further review or approval. This form should
be notarized and completed to grant the applicant (you) with authorization to represent them
for this site plan.
2) Approval Block. A signature block needs to be provided on the site plan with the standard site
plan expiration language (Site Plan shall be valid for five years from date of approval).
3) General Zoning Notes. On the site plan, provide a table that shows the following: address, PIN,
zoning, acreage, existing and proposed use, landscaped area, previously approved site plans
(#26-96, 54-04, 01-10, 13-11) and the Magisterial District.
4) Property Lines and Building Restriction Lines. The surveyed boundary for the front property
line needs to be shown as well as the front building restriction line off that boundary (35' off the
front property line). Ensure all improvements are set behind the BRL.
5) Labeling. Label all existing structures and the road as indicated.
6) Proposed Structure. Provide the height of the proposed structure.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan, resubmission may be done via email (cperkins@fcva.us). I will need all approved

Installation of tank and injection station shall comply with The 2012 Virginia Uniform Statewide
Building Code, U-Utility Use Group, and the International Mechanical Code/2009.
Underground tank and piping shall also comply with NFPA 30 & International Fire Code.
Tank is located +35 ` from property line and adjacent traffic. A building permit is required for
tank. All fuel gas piping requires a mechanical permit and plans submitted for permit application
may be required to be sealed by a VA Design Professional.
Please note the requirements in Chapter 17 of the IBC for special inspections for this type of
structure. (soil, concrete, bolts, etc.)
