Dear Ron:
The above -referenced site plan was approved on May 11, 2015. The site plan is approved for
minor revisions to SP #26-07 which was approved on November 11, 2007. This site is located at
320 Independence Drive in the Shawnee Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. I am providing you
with three (3) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this
office to schedule an on -site inspection. Do not hesitate to contact me if you have any
questions or concerns.

I left you a long winded voicemail, so I thought it might be easier to follow up with a more clear/concise
e-mail. We got a site plan approved back in 2007 for an expansion at Virginia Apple Storage near the
airport. We are revising that site plan to raise the building about 4 feet to better accommodate grades.
The building size, setback, etc. remain the same. Raising the building will actually reduce the disturbed
area by almost a half acre.
Since we are reducing the disturbed area and proposing no modifications to the building location or
building area approved with the 2007 plan, I would think that this revision would fall under the minor
site plan category. Would you please confirm if that is correct? Thanks!

Buildings shall comply with The Virginia Uniform Statewide Building Code Sections 311, S
Storage of the International Building Code/2003.Other Code that applies is ICC A117.1-3-03
Accessible and Usable Buildings and Facilities and International Energy Code.
Proposed warehouse addition of 100000 sq ft. Fully Sprinklered. Unlimited Area permitted —
see IBC 507.2. All required egress shall be handicap accessible. Building egress is not shown on
site plan. Handicap parking shall be provided so as to access main entrance of building. Three
HC parking required. Signage shall comply with USBC 1106.8.
Special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel etc.)

Emergency Egress shall comply with IBC Section 1014. Exists shall meet the required distance
apart and travel distance shall not be exceeded (T 1015.1) All required egress shall be accessible
in accordance with ANSI A117.1-03. Door threshold shall not exceed'/2". All landing shall be
max 1:48 slope and sidewalks shall maintain 2% slope or comply with ANSI A 117.1-03 for
accessible ramps. Exits that do not lead away from the building or to a public way shall be
protected in accordance with IBC Section 1007.8 for assisted area of rescue.
Curb ramps shall have a min 36" landing. Curb ramp landing shall be as wide as curb ramp.
