The POA form is attached. 2. The parking setback has been modified. The 50' parking setback along Route 11 was proffered. The sign has been shown on Sheet 2 and the sign information on the cover sheet revised per your comment. Also, a project breakdown on building square footage has been added. 3. The future buildings will stay on sheet 2 as we recently discussed. A note was added explaining why (water, sewer, entrances) and also stating a site plan will be required for the building's construction. 4. Sheet 2 a. I cannot show pavement constructed to the property line because I would need easements from the neighbors to get machinery in there for grading and laying pavement. The right of way is provided for the neighbor to make the connection when they develop. Vahidi understands this and the Nickerson's told me they are placing their house on the market and do not want to enter into any agreements. b. The crosswalk has been added been added to sheet 7 entrance and striping plan. 5. The curb labeling has been added as well as wheel stop and CG-2 details. 6. The dumpster pad has been added within the screened yard. 7. The storage yard screening has been added and labeled. It is 6' board on board fence. 8. Loading bays are not required for this building. There is a drive thru wash bay and to service bays for equipment and trucks. These services bays are not for use as a public garage. The remainder of the area that is not office will be for storage of parts, tools, equipment, etc. 9. The zoning buffer has been adjusted to include the additional row of evergreens. The front 50' has not been buffered for a few reasons. First, there are water and sewer lines in the way. Second is for sight distances, and finally the proffers do not allow any building or parking lots within 50' of Route 11. Therefore the only thing that would be screened is the front lawn. I did fit the all of the required trees and shrubs along the rest of the line. 10. The 6' fence has been labeled. 11. Please have the property owner sign the attached Special Limited Power of Attorney Form prior to further review or approval. On the coversheet revise the parking setbacks and signage information as indicated. There are multiple pad sites within this development, indicate if a multi tenant complex sign is proposed that will serve the entire park (150sf/25' height). Provide a breakdown for the total square footage allowed on the site per the proffers (128,000sf—12,176sf); this will need to carry forward for all additional plans. 3) Additional Phases. Remove the buildings and parking areas/entrances shown across the street; those will require a future site plan. 4) Road Construction. The buffer requires a 6' berm or fence for the entire buffer distance, the berm shown on the grading plan doesn't appear to be 6' from base to top for the entire distance. The fence also needs to be labeled. 11) Split Rail Fence. Provide a detail for the split rail fence. 12) Landscaping Notes. Notes need to be provided that state (1) all planting shall conform with §165-203.016 of the Frederick County Zoning Ordinance (Plant selection, planting procedure, and maintenance), and (2) any plant substitutions must be approved in writing by the Frederick County Planning Department.
