The site plan is approved for the construction of a two 3,000 square foot building additions at the existing Trex facility located at 245 Capitol Lane in the Back Creek Magisterial District. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. Design plans submitted for permit application shall be sealed by a Virginia Licensed Design Professional. Occupant load and fire egress plans shall be indicated on sealed plans at time of submittal. Proposed 1 story, 3000 sq ft building shall meet height and area for the type of construction as allowed in T503 with applicable increases. Building will require a full NFPA 13 system as detailed on the plans. Nearest hazard is 100' or more away. No additional ratings per T601/602. A Registered Fire Protection Design Professional shall design and approve any and all building fire protection designs and fire protection for process equipment and connecting systems. All required egress shall meet ANSI Al 17.1-03 for slopes. 600/6 of all public entrances shall be accessible. Processing equipment that handles hazardous material is not exempt from permitting per Section 102.3 of the USBC Parking is provided in accordance with Tl 106.1(1) of the IBC. When buildings have multiple accessible entrances with adjacent parking, accessible parking spaces shall be dispersed and located near the accessible entrance. A minimum of one van accessible parking and unloading is required. Max slope of parking and unloading shall not exceed 2%. Signage for parking shall be provided as required per USBC 1106.8. Please provide elevations at all exit doors, landings, and accessible route. All required egress shall be accessible and meet ANSI A117-1.12 for slopes. Exit Discharge shall be provided as required by Chapter 10 IBC. Please provide elevations on all four corners of the parking and unloading area for ANSI A117.149 for accessibility. Containment areas are required per the International Fire Code 2012/NFPA 30. Capacity of containment is required to 1100/6 of stored volume. Exterior tanks shall comply with NFPA 30. Please submit type of fuel storage, type and classification of fuel in order to determine the location of tanks to adjacent structure. Please identify exterior containment areas. The trench drain at the rear of the parking and unloading area shall comply with ANSI Al 17.1-09 for accessibility The travel distance to the nearest restroom facility shall not exceed 500' travel distance unless approved by the Authority having Jurisdiction. Please identify location of nearest restroom and indicate the travel distance Please note the requirements in Chapter 17 of IBC for special inspection requirements on the type of structure.( Soils, concrete etc..). 3/4/15 tanks specifications, storage, containment, protections, and equipment shall meet the requirements of the International Fire Code, Chap 23 & 57, as well as the NFPA 30.
