The above -referenced site plan was approved on January 20, 2015. The site plan is approved for
the addition of a porch to the existing recreation center located at 180 Bald Eagle Drive within
the Lake Frederick Development in the Opequon Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. I am providing you
with three (3) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this
office to schedule an on -site inspection. Do not hesitate to contact me if you have any

Proposed Deck shall comply with The Virginia Uniform Statewide Building Code and Section
303 - A,Assembly Use Group of the International Building Code/2009. Other Code that applies
and ICC/ANSI A117.1-03 Accessible and Usable Buildings and Facilities. Design plans
submitted for permit application shall be sealed by a Virginia Licensed Design Professional.
Occupant load and fire egress plans shall be indicated on sealed plans at time of submittal.
Live Load for proposed deck shall meet T1607.1 for structural loading. Attachment to exterior
wall shall comply 1604.8.
Deck occupant load shall be assigned and exits shall be provided accordingly. Occupants
egressing from the building shall be included in the total occupants for the deck.
The minimum total of occupants shall be based on Gross Floor Area. At least two exits shall be
provided from the deck. Exits shall discharge directly to the exterior of the building and shall not
reenter a building (1027)
Please note the requirements in Chapter 17 of IBC for special inspection requirements on the
type of structure.( Soils, concrete etc..).
