Dear Patrick:
Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This site plan
is denied until the issues in this letter, as well as all issues of the other review agencies, have
been adequately addressed. Please review Staffs comments listed below and then prepare a
revised site plan which adequately addresses each concern.
Review Comments:
1. Site Plan Application. The site plan application submitted with this application was not
signed; provide a signed copy of the site plan application (sheet 9).
2. Sianature Block. Revise the signature block on the coversheet to show "Zoning
Administrator" and include the statement "site plan shall be valid for five years from
date of approval".
3. Vicinity Map. The vicinity map on the coversheet shows a subdivision street layout that
conflicts with the approved Master Development Plan.
4. Rachel Carson Drive. The site plan needs to identify where Rachel Carson Drive will end
(limits of construction) with this portion of the development. Also, the 10' path needs to
be shown. Provide a crosswalk at the entrance.
S. Tot Lot. Label all features within the tot lot.
6. Lake Trail. The lake trail for this portion of the development needs to be shown on the
plan.
7. Sidewalks. Extend the sidewalks as indicated on sheet 6.
8. Landscapine Calculations. On sheet 15 only interior calculations were shown; provide
perimeter calculations (1 tree/2,000sf of impervious area). Street trees are also
required along Rachel Carson Drive.
9. Shrubs. Evergreen parking lot shrubs (headlight screening) need to be provided as
indicated on sheet 14.
10. Landscaping Notes. Notes need to be provided that state (1) all planting shall conform
with §165-203.01E of the Frederick County Zoning Ordinance (Plant selection, planting
procedure, and maintenance), and (2) any plant substitutions must be approved in

11. Photometric Plan. A photometric plan is required with this site plan submission.
After you have revised the site plan, please resubmit one copy so that I may verify the
information contained on the plan. I will need all approved review agency comment sheets and
at least five copies of the final plan for approval. Comment sheets are required from the
following agencies: the Frederick County Inspections Department, the Frederick County
Department of Public Works (County Engineer), the Frederick County Fire Marshal, the Frederick
County Sanitation Authority, and the Virginia Department of Health.
