Building shall comply with The Virginia Uniform Statewide Building Code and section 305, use
group E (Educational), of the International Building Code/2009.Other Code that applies is
IBC/ANSI A117.1-03 Accessible and Usable Buildings and Facilities and 2009 International
Energy Code. All construction documents submitted for building permits shall be sealed by a
Virginia Registered Design Professional (A/E seal) including documents submitted for electrical,
mechanical and plumbing permit applications.
Installation of modular classrooms shall comply with the Virginia Industrialized Building Code.
Modular classrooms require a building permit and please submit foundation information and
anchorage at the time of permit application. Accessible route (ramp) requires a building permit
and shall meet ANSI Al 17.1-03 for slope, width, railing, etc
Existing parking areas for accessible parking and striping shall not slope greater the 1" in 48"
across the parking and unloading areas. Accessible route from the parking to the existing
structure and connecting the new modular's shall be accessible into main building.
60% of the entrances shall be accessible and all required egress. Slopes along the accessible
route that exceeds 5% are ramps and require construction documents and building permit.
Modulars shall maintain a distance of greater than 30' from existing building.

The above -referenced site plan was approved on August 21, 2014. The site plan is approved
for the addition of two modular classroom units at the former Gainesboro School located at
5629 North Frederick Pike in the Gainesboro Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved
site plan, including review agency comments from all relevant review agencies. I am
providing you with four (4) copies of the approved site plan. Please forward these copies to
the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be
kept for future reference, and an approved copy must be kept on the construction site
throughout the development process. Once site development is complete, the owner(s)
should contact this office to schedule an on -site inspection. Do not hesitate to contact me if
you have any questions or concerns.
