The above -referenced site plan was approved on March 8, 2017. The site plan is approved for a
150 square foot (SF) support facility addition to an existing research and development facility in
the M2 (Industrial General) District in the Back Creek Magisterial District:
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. Attached are three
(3) copies of the signed site plan from the Zoning Administrator. Please forward these copies to
the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for
future reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this
office to schedule an on -site inspection. Do not hesitate to contact me if you have any questions

Ordinance.
• Agency Approvals. Comment sheets (approvals) are required from the following agencies: the Frederick
and the Frederick County Engineer.

Dear Mr. Kepler:
Planning Staff has reviewed the above -referenced minor site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This minor site
plan cannot be approved until the issues in this letter, as well as all issues of the other review
agencies, have been adequately addressed. Please review Staff s comments listed below and then
prepare a revised minor site plan which adequately addresses each concern.
Review Comments:
1) Site Plan Reference. Add the site plan number, SP# 40-16, to all sheets in the plan set.
2) Previous Approvals. Please reference any related previous approvals, specifically Site
Plan (SP) #02-15, Trex Research & Development (R&D) Facility.
3) Outdoor LiEhtin2. Please add a note that there is no outdoor lighting proposed with this
building addition.
4) A2encv Approvals. Comment sheets (approvals) are required from the following
agencies: the Frederick County Inspections Department, the Frederick County Fire
Marshal, the City of Winchester, and the Frederick County Engineer.
