All comments have been addressed less receipt of review agency comments/approvals and those below regarding site lighting: Site Lighting: Add a note to Sheet 15 that light poles and mounting height of wall pack fixtures will not exceed 25-feet in height. The proposed pole mounted fixtures labeled "Quad MH" should be relocated. Per §165-201.017(B)(4) Light fixtures should be placed outside of paved areas of the site within landscaped islands or in the perimeter green space of the site. A revised copy of Sheet 15 may be provided via email for staff to confirm the changes to the "Lighting Plan" have been made. Once those comments are addressed and all review agency comment letters/approvals are provided, at least five (5) hard copies of the plans for signature by the Zoning Administrator and a digital (PDF) copy of the final plan set on a disk should be provided to complete the project file. Site Plan Reference. Add the site plan number, SP# 08-19, to the plan set. Response: We have added the Site Plan number to the plan set. See sheet CS000. 2. Previous Approvals. Add a note referencing previously approved plans including Site Plans (SP) #13-01 and 47-07. Response: We have added a note referencing previously approved plans. See sheet CS001. 3. Yards & Setbacks. Specify the parking setbacks required for the M1 (Light Industrial) zoning district (25-feet from major roads, 10-feet from local streets, 5-feet from property lines. The front yard BRL's should be updated on subsequent sheets to reflect 75-feet from Shady Elm Road and Dawson Drive; the parking setback should be updated to 25-FT from Shady Elm and 10-FT from Dawson Drive. Response: We have updated the front yard BRL's to reflect 75-feet from Shady Elm Road and Dawson Drive. The parking setback have been adjusted to show 25-feet from Shady Elm Road and 10-feet from Dawson Drive. See sheet CS001 & CS002. 4. Pedestrian Access. Additional sidewalks should be provided protect pedestrians and promote the safe and efficient movement of pedestrians and vehicles within parkin areas (§165- 202.01(D)(14)). All sidewalks and walkways shall be a minimum of 5-feet wide (§144-18). See staff mark-up on Sheet 8. See Sheet S. S. Landscaping & Screening. On Sheet 13 add a note that the change in elevation west/southwest of the proposed parking fulfills the required 36-inch tall screen requirement for parking areas. A 36-inch tall screen is required for the parking spaces facing west/northwest, see staff mark-up. Response: We have added a note stating, "The elevation change on the west/southwest side of the parking area fulfills the 36-inch tall screen requirement for parking areas." We have also added a 36-inch tall screen for the parking spaces facing west/northwest. See Sheet 13. 6. Site Lighting. A photometric plan, which includes all free-standing (pole) mounted fixture details and minimum, maximum and average illumination levels, should be provided for review by Staff. If no lighting is proposed, add a note to this effect on Sheet 2. Response: We have added a photometric plan to the plan set. See sheet 15-17. , 7. Dawson Drive. Frederick County currently holds a bond for Dawson Drive. Please provide an update to accompany the project file regarding completion of the requisite "punch list" for acceptance of the roadway into the state system. Response: The punch list has been completed and the acceptance is now in the final administration stages of the VDOT process. 8. Agency Approvals. Review agency comment sheets are required from the following agencies: the Frederick County Inspections Department, the Frederick County Fire Marshall, Frederick Water, and the Frederick County Engineer (Public Works).
