Based on the review of the drawings, all VDOT requirements are addressed and the site plan is approved by our office. Please ensure that all applicable agencies have the most recent set of approved drawings. We offer the following general comments: • Our review and comments are general in nature. Should details be overlooked during plan review or conditions in the field exist such that additional measures are warranted, such measures shall be completed to the satisfaction of the department. • Materials used and methods of construction shall adhere to the current observed VDOT Road and Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic Control Devices, and Land Use Permit Special Provisions. • A preconstruction conference shall be held by the engineer and/or the developer with the attendance of the contractor, various County agencies, utility companies, and VDOT prior to initiation of work. • All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a pipe or drainage easement. • Any construction related changes to the approved plan must come through the design engineer to VDOT for approval. The representative of Lellock Consulting PC says that the comments are being requested for the proposed construction of the retail business at this time. Other clients may eventually occupy the other spaces in the building at a future date. The retail business will not involve any food preparation of any kind, and the location will be served by public water and sewer. Therefore, no applications for permits are required by this Health Department at this time. This Health Department has no objections to the proposed construction of the building that will house the retail business. Add the Site Plan #07-19, to the cover sheet. Response: We have added the number to the cover sheet. 2) Building Setbacks. Update the note from "Side" to "Side/Rear." Further specify "provided" setbacks. Response: We have revised the setbacks to a table type format to show the data on sheet 2. 3) Floor Area Ratio. Add a note that the allowed FAR in the B2 (General Business) zoning district is 1.0. Response: We have added the required FAR to the computations on sheet 2. 4) Building Height. Update the maximum allowed building height for the B2 zoning district to 35- feet (FT). Further specify the "Proposed Roof' height and revise the note regarding height exemptions above 35-FT. Response: We have revised the height as necessary and provided a preliminary print from the architect showing the current design for the building. 5) Parking Calculations. Add a note that four (4) parking spaces are removed as part of this proposal. Response: We have added a note to sheet 2 under the parking tabulation stating how many existing parking spaces are on lot 3 and how many we will have after construction. Also, we have notes on sheet 3 near TM 75-5-7, that indicate the existing spaces and amount lost to construction. It may be helpful to revise the landscaping plan to clearly show what trees are existing on -site, and which are proposed as part of this site plan application. Staff notes aerial imagery of the site appears to confirm trees from previous site plans area already in place. Response: We have revised the thickness of tree symbols to help differentiate between existing and proposed trees.
