The site plan is approved the relocation of parking spaces/van staging area, new loading dock doors and a mobile loading dock addition in the M1 (Light Industrial) Zoning District in the Back Creek Magisterial District. Additional site lighting and landscaping/screening is also approved with this plan. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. At this time, administrative approval cannot be granted. This minor site plan will not be approved until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff s comments listed below and then prepare a revised minor site plan which adequately addresses each concern. Review Comments: 1) Site Plan Reference Number. Add the Site Plan #35-19, to the cover sheet. 2) Magisterial District. Revise the magisterial district to "Back Creek." 3) Project Information. The following revisions should be made to the cover sheet: • Parkina: Add a note that no new parking spaces are proposed with this plan revision. • Sianage: Add a note that no new signage is proposed with this plan revision. • Landscaped Area: Specify the amount of required for the M1 Zoning District (25%), the landscaped area existing, and the new amount of landscaped proposed with this project as a result of the increase in impervious area. • Previous Approvals: Add a note specifying previously approved plans, including Site Plans (SP) #71-07 and #42-14. 4) Landscaping. The designer should provide tabulations on the cover sheet for tree plantings required for the increased impervious area. Specify the existing impervious area of the site, the total new impervious area of the site, the required plantings (1 tree per 2,000 SF of impervious area for the first 100,000 SF and 1 tree per 5,000 SF of impervious area in excess of 100,000 SF), existing plantings from pervious plans, and any proposed additional plantings as a result of the plan revision. Additional plantings, as applicable, should be depicted and labeled on Sheet 6.
