The above -referenced site plan was approved on July 18, 2019. The site plan is approved for a tractor trailer
truck parking addition to an existing warehouse facility, including 40 new spaces, site landscaping and site
lighting in the M1 (Light Industrial) Zoning District in the Stonewall Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. I am providing you with four (4)
copies of the approved site plan. Please forward these copies to the appropriate representative(s).

The following represents Dice Engineering, PLC responses to your comments provided via
letter concerning the Geodis Trailer Parking Addition site plan review. Review comments are
shown in bold italics. I am responding on a point -by -point basis to correlate with your

1. Site Plan Reference. Add the site plan reference number, SP #24-19, to the Cover
Sheet. The County site plan reference number (#24-19) has been added to the Cover
Sheet, and also is included at the lower right corner of all sheets (see sheets C-01 to C-
11).
2. Curb & Gutter. Add a note on C-04 that no curb and gutter is proposed around
the tractor trailer truck parking area which is necessary to implement low impact
development design as allowed in Frederick County Zoning Ordinance §165-
201.01(D)(3)(c). This note is added to the site plan sheet (see Note #1, sheet C-04).

Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can
be granted. At this time, administrative approval cannot be granted. Site plan approval will not be
granted until the issues in this letter, as well as all issues of the other review agencies, have been
adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan
which adequately addresses each concern.
Review Comments:
