The site plan is approved for a 348,500 square foot (SF) warehouse/office building in the M1 (Light Industrial) Zoning District in the Stonewall Magisterial District. Site improvements also includes tractor truck loading and parking,132 parking spaces, landscaping, and site lighting. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. Review comments are shown in bold italics. I am responding on a point -by -point basis to correlate with your comments. 1. Site Plan Reference. Add the site plan reference number, SP #21-19, to the Cover Sheet. The County site plan reference number (#21-19) has been added to the Cover Sheet, and also is included at the lower right corner of all sheets (see sheets C-01 to C- 31). 2. Conformance with REZ #03-12. Ensure compliance throughout the plan set to the approved proffer statement for REZ #03-12. On sheet C-31, the approved Generalized Development Plan (GDP) should also be included with the proffer statement. The GDP is now provided on sheet C-31. The following proffers should be addressed by this site plan: o A letter of certification from the Architectural Review Board (ARB) granting approval of all structural design exterior treatments (Proffer C-1). The ARB certification letter is provided (see sheet C-02). o Outdoor green areas and/or outdoor plaza areas for the benefit of employees (Proffer C-2). The plan is revised to include an expanded concrete pad for outdoor picnic table areas for employee use on each end of the building (see sheet C-05). o Internal asphalt trails for the benefit of employees (Proffer C-3). See Staff markup on sheet C-05 for proposed trail connection/crosswalk. The new concrete sidewalk is now extended to the loop road with a crosswalk, and an asphalt trail links to the existing trail along Snowden Bridge Blvd. (see sheet C-05). 3.
