All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan. Attached are three (3) hard copies of the signed site plan by the Zoning Administrator. Please forward these copies to the appropriate representative(s). At this time, administrative approval cannot be granted. This site plan will not be approved until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Site Plan Reference Number. Add the Site Plan (SP) #15-19, to the cover sheet. 2) Previous Approvals. Remove reference to previously approved plans from the Cover Sheet; on Sheet 2 under "Project Information" include .Rezoning Application (REZ) #06-03 and Master Development Plan (MDP) #06-18 (most recently approved MDP for the Snowden Bridge community). 3) Proieet Information. On Sheet 2 the following revisions should be made: • Building Setbacks: Update the "Provided" side setbacks to include: 39.9-feet (FT) and 36-FT. • Parking Setbacks: Specify the required parking setbacks; for parking setback provided specify "N/A." Staff acknowledges parking already exists which will serve the proposed use. • Signs- Specify the provided sign setbacks; specify the proposed height and sign area (square footage) for any freestanding monument -style signage.
