The above -referenced site plan was approved on February 15, 2019. The site plan is approved for
a parking area expansion (additional 117 spaces) and parking area landscaping and screening at
Clearbrook Park in the RA (Rural Areas) Zoning District in the Stonewall Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan. Attached are three (3) hard copies of the signed site plan by the Zoning Administrator. Please
forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a
copy should be kept for future reference, and an approved copy must be kept on the construction
site throughout the development process. Further, once site development is complete, the owner(s)
should contact this office to schedule an on -site inspection. Do not hesitate to contact me if you
have any questions or concerns.

We have received your comments dated January 8, 2019 and have revised the plans accordingly. Our specific
to your responses are as follows:
1 ) Comment: Site Plan Reference. Add the site plan number, SP# 01-19, to the plan set.
Response: The site plan number has been added to the cover sheet as requested.
2) Comment: Current Use. On Sheet 2 update the "Current Use" to include "Park."
Response: The "Current Use" has been revised to include "Park."
3) Comment: Signag—e. Add a note that there is no new proposed or modification to existing signage with
the site plan.
Response: No signage is proposed with these plans. We have added notes to sheet 2 regarding
signage.
4) Comment: Parking. Specify (and add a note) how the parking was calculated. On similar plans (ex.Rose Hill
Park; Frederick Heights Park) parking was determined based on the anticipated use of the park and/or
regarding the park's proximity to the neighborhood.
Response: Parking calculations have been revised as requested.
5) Comment: Site Lighting. Add a note that all lighting will conform to Section 165-201.07, Outdoor Lighting
Standards, of the Frederick County Zoning Ordinance.
Response: A lighting note has been added to sheet 12 as requested.
6) Comment: Agency Approvals. Review agency comment sheets are required from the following agencies:
the Frederick County Inspections Department, the Frederick County Fire Marshall, Frederick Water, and

Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This site
plan cannot be approved until the issues in this letter, as well as all issues of the other
review agencies, have been adequately addressed. Please review Staff's comments listed
below and then prepare a revised site plan which adequately addresses each concern.
Review Comments:
1) Site Plan Reference. Add the site plan number, SP# 01-19, to the plan set.
