(Light Industrial) Zoning District and is subject only to the use restrictions
generally applicable to that classification, which are contained in the
Frederick County Zoning Ordinance (the "Zoning Ordinance").
• Adjacent properties are zoned:
North: M-1 (Light Industrial)
South: M-1 (Light Industrial)
East: M-1 (Light Industrial)
West: M-1 (Light Industrial)
• The Property is not located within any overlay district. There are no variances
or special permits assigned to this Property. As of the date of this letter, the
Property is in compliance with the Frederick County Zoning Ordinance with
no reported violations.
• The Property is subject to Site Plan #04-16 approved by Frederick County on
April 8, 2016, for a 330,050-square foot building with 8,658-square feet for
office use and 321,392-square feet for warehouse use, Phase 1 of
construction. This is an allowed use in the M-1 Zoning District. There are no
other land use actions regarding this Property as of the date of this letter.
However, the Frederick County Comprehensive Policy Plan identifies the
future Route 37 right-of-way may impact this property.

Upon quick review, it looks like the 40 Tyson Drive letter is mistakenly referring to 43-A-63B which is 75 Tyson Drive.
I am fairly certain that 40 Tyson Drive is 43-A-63G and the Square footage is 330,497 (as opposed to the 400,400 listed in
the letter which is related to 80 Tyson Drive

Dear Dennie:
The above -referenced revised site plan was approved on April 8, 2016. This site plan is
approved for the construction of a two new warehouse structures located off Tyson Drive in the
Stonewall Industrial Park in the Stonewall Magisterial District. Required site improvements
include the following:
• Phase 1 - Construction of a 330,050 square foot structure which includes a total of 8,658
square feet of office area and 321,392 square feet of warehouse area.
• Parking Phase 1 - Construction of a total of 90 spaces (including six handicap accessible),
including curb and gutter, striping and handicap access. Construction of 45 loading
spaces.
• Phase 2 - Construction of a 400,400 square foot structure which includes a total of 9,720
square feet of office area and 390,680 square feet of warehouse area.
• Parking Phase 2 - Construction of a total of 119 spaces (including five handicap
accessible), including curb and gutter, striping and handicap access. Construction of 38
loading spaces.
• Buffers, landscaping, and lighting as shown on the site plan.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. I am providing you
with four (4) copies of the approved site plan. Please forward these copies to the appropriate

comments have been addressed and the Site Plan is approved by our office. Please ensure that all
applicable agencies have the most recent set of approved Drawings.
We offer the following general comments:
• Our review and comments are general in nature. Should details be overlooked during plan review or
conditions in the field exist such that additional measures are warranted, such measures shall be
completed to the satisfaction of the department.
• Materials used and methods of construction shall adhere to the current observed VDOT Road and
Bridge Specifications, Road and Bridge Standards, Manual on Uniform Traffic Control Devices, and
Land Use Permit Special Provisions.
A preconstruction conference shall be held by the engineer and/or the developer with the attendance
of the contractor, various County agencies, utility companies, and VDOT prior to initiation of work.
• All drainage is to be carried within the right-of-way in ditch lines or gutters along the street to a pipe or
drainage easement.
• Any construction related changes approved plan must come through the design engineer to
VDOT for approval. Please allow a minimum of 5 business days for VDOT review.
A Land Use Permit shall be obtained before any work is performed on the State's right-of-way. The
permit is issued by this office and may require application fees, the salary & expenses of a State
assigned inspector, and surety bond coverage.

Dear Ms. Perkins:
The following represents Dice Engineering, PLC responses to your comments provided via
email, dated February 1, 2016, concerning the 1-81 Industrial Park @ Stonewall site plan review.
Review comments are shown in bold italics. I am responding on a point -by -point basis to
correlate with your comments.
1. Subdivision. The site plan references future lots and a pending subdivision, the
plats for the lots need to be approved and recorded prior to final site plan approval
(or reference to separate lots removed). Comment noted; the subdivision plats have
been approved and are currently in the recording process.
2. Phase 11 Addition. Some sheets of the plan show a future building addition (it has
been excluded from sheets C-12 and C-13), the plan needs to show how the
building addition would be incorporated into the layout (removal of the travel lane,
etc.). Also, there is a note about potential trailer storage for the addition area —
this paved area would need to be included in the phase 11 layout and landscaping
calculations. The reference to the future building addition has been removed,
therefore there is no longer a potential conflict with the access road. A potential future
trailer parking area is still provided between the access road and the building, and is
indicated by hatching (see sheets C-04, C-12, C-13, and C-16). The intent is to leave
this area as grass, and if the client elects to add some additional overflow trailer parking,
this area would then be paved at that future time. However, the minimum landscaping
calculations factor in this future paved area (see note #14, sheet C-01 and landscaping
plan, sheet C-16).
3. Agency Approvals. Comment sheets (approvals) are required from the following
agencies: the Virginia Department of Transportation, the Frederick County
Inspections Department, the Frederick County Engineer, the Frederick County Fire
Marshal and the Frederick County Sanitation Authority. Comment noted, some of
these approvals have already been obtained, but all will be forwarded together once and
the remaining approvals have been received.

Summary of Site Plan Revisions
Dear Ms. Perkins:
Please find attached a site plan revision for the previously approved 1-81 Industrial Park @
Stonewall project. Since this plan was recently approved and the Phase I building is currently
under construction, I wanted to identify some of the plan revisions to hopefully help facilitate
your review of the revised plan. These plan changes are driven by tenant requirements for the
Phase II building. Some of the pertinent plan changes are as follows:
• Site plan indicates a subdivision of parent tract into two separate parcels.
• Site area calculations and setbacks are based on individual lots rather than the
overall site.
• A third entrance is shown for access from Tyson Drive. Two entrances will be
utilized by the Phase II facility, while the remaining entrance to be utilized by Phase I.
• A guard house is provided for the new Phase II entrance, and this driveway extends
along the east side of the building to allow access to the rear truck court.
• The Phase I entrance is shifted further east to accommodate local road spacing
requirements due to the additional entrance.
• The stormwater management basins and conveyance channel at the front of the site
are slightly reconfigured due to entrance revisions.
• The water tank, pump house, and utility locations are altered to conform to the new
layout and stormwater conveyance channel relocation.
• Additional vehicle parking is provided on the west side of the Phase II building.
• Truck dock and trailer spaces are now provided for the Phase II building
(ingress/egress door locations to be provided pending architectural design).
• Unlike the previous plan, construction of Phase II is now anticipated to occur
concurrently with Phase I. Therefore, a temporary gravel fire lane to access the
pump house via the Phase I entrance is no longer required.
