The site plan is approved for renovations to the competition softball field at Sherando Park including new a press box, dug outs, bullpens, a batting cage and field fencing in the RA (Rural Areas) Zoning District the Opequon Magisterial District. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. There are several reasons that we believe a variance is warranted in this particular situation; Existing Conditions: - The site is an existing recreational area with an existing restroom / concessions building. - The nearest fire hydrant to the existing building is 500'. - The existing access road to the building is only 12' wide and there is no signage or turn around area. Proposed Conditions: - The proposed structures are located adjacent to the existing building. - There is still a fire hydrant within 500' of the buildings. - The existing 12' access drive to the buildings is being upgraded to an appropriate 20' wide fire lane with signage and turn around. Dugouts — Does the roof slope away from the ballfield to prevent excessive water pooling on the skinned area? Gutters? Note — the baseball field has 8' of stone dust in front of their dugouts with French drains underneath. The dugout roof slopes away from the field. 4. The batting cage details do not specify the height of the poles nor type of material (netting). Notes have been added to the batting cage detail to specify a cage height of 12 feet and netting composed of nylon and rated for heavy use with a lifespan of 10 years. 5. The press box is owned by the schools so I did not review it too thoroughly. Comment is acknowledged. FIRE MARSHAL: 1. PARKS AND RECREATION: 1. The existing electric to the right field light pole cuts under the corner fence and angles up to the 15t base light pole. This electric runs directly under the proposed batting cage. Since the batting cage is not a structure, just poles and netting, the underground electric line should not have an impact. However, the plans have been revised to note that the electric line shall be field verified by the contractor prior to construction. 2. PARKS AND RECREATION: 1. The existing electric to the right field light pole cuts under the corner fence and angles up to the 15Y base light pole. This electric runs directly under the proposed batting cage. Since the batting cage is not a structure, just poles and netting, the underground electric line should not have an impact.
