The minor site plan is approved for use of an existing 30,000 square foot (SF) gravel area to be utilized for outdoor storage and the installation of a 6-foot tall opaque fence in the M1 (Light Industrial) Zoning District in the Stonewall Magisterial District. All requirements of the Frederick County Zoning Ordinance have been met in the approved minor site plan, including review agency comments from all relevant review agencies. I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furtherinore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. The designer should clarify the limits of the existing gravel and any new area disturbed and to be graveled for storage. The area of disturbance should be updated under "Project Notes." 8) Landscaping & Screening. A note should be added that no approved landscaping is being modified and no new landscaping is required as part of this minor site plan. Details of the opaque fence should be provided for Staff to review and ensure it fulfills the Zoning Ordinance requirement for outdoor storage areas. In no case shall chain -link fencing with slats be utilized for screening. 9) Agency Approvals. Comment sheets (approvals) are required from the following agencies: the Frederick County Inspections, Frederick Water, and the Frederick County Fire Marshal. After you have revised the minor site plan, please resubmit one (1) copy via email so that Staff may verify the information contained on the plan addresses the above comments. Staff will also need all approved review agency comment sheets and at least five (5) hard copies of the final plan for approval and a digital (PDF) copy for the project file. At this time, administrative approval cannot be granted. This site plan will not be approved until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff s comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Site Plan Reference Number. Add the Site Plan (SP) #25-18, to the cover sheet. 2) Signed Seal. A signed seal of the certified Virginia land surveyor, architect, or engineer who prepared the site plan is required on final copies for signature by the Zoning Administrator. 3) Previous Approvals. Update the note to also include SP #27-98. 4) Suns. Under "Project Notes" is states there is no sign proposed with this application, but on the site plan there is a note regarding a proposed sign not to exceed 100 SF and 60-FT in height. This should be clarified. 5) Building Restriction Lines. Depict the BRL's on the site plan drawing. The provided side and rear setbacks for the outdoor storage area should be noted under "Project Notes." 6) Adjacent Properties.
