Mark Site Plan #42-18 (NFCU - Trails) is provided for your updated signature (& date); minor revisions were made to the stormwater
management plan (approved by Public Works); no other revisions were made.
Pam/Kathy — this site plan will not need a new approval letter and the old plans with a signature date of January 2019 should be
discarded and replaced with these new plans dated 2019.

Planning Staff has reviewed the above -referenced site plan to determine if administrative approval
can be granted. At this time, administrative approval cannot be granted. This site plan will not be
approved until the issues in this letter, as well as all issues of the other review agencies, have been
adequately addressed. Please review Staff s comments listed below and then prepare a revised site
plan which adequately addresses each concern.
Review Comments:
1) Site Plan Reference Number. Add the Site Plan (SP) #45-18, to the cover sheet.
2) Signed Seal. A signed seal of the certified Virginia land surveyor, architect, or engineer
who prepared the site plan is required on the final copies for signature by the Zoning
Administrator.
3) Agency Approvals. Comment sheets (approvals) are required from the following
agencies: Frederick County Inspections, the County Engineer (Public Works), Frederick
Water, and the Frederick County Fire Marshal.
After you have revised the site plan, please resubmit one (1) digital copy of the cover sheet only so
that Staff may verify the above comment has been addressed. Staff will also need all approved
review agency comment sheets and at least five (5) hard copies of the final plan for approval and a
digital (PDF) copy for the project file. Do not hesitate to contact me if you have any questions or

The above -referenced site plan was approved on January 16, 2019. The site plan is approved for
construction Phase II of the Campus Trail Plan, including sidewalks, crosswalks, outdoor recreation
amenities, picnic area and fitness features on the Navy Federal Credit Union campus in the M1 (Light
Industrial) Zoning District in the Shawnee Magisterial District. No modifications to signage, lighting,
or site landscaping is proposed with Phase II.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. I am providing you with three
(3) copies of the approved site plan. Please forward these copies to the appropriate representative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to

Buildings shall comply with 2015 The Virginia Uniform Statewide Building Code and Section
303 - A, Assembly Use Group of the Virginia Building Code/2015.Other Code that apply is the
ICC/ANSI Al 17.1-09 Accessible and Usable Buildings and Facilities.
Gazebos require permits and shall be designed by a registered design professional licensed in the
State of Virginia for the local snow and wind loads due to the materials.
Retaining walls with more than three feet of unbalanced and retaining wall, regardless of height,
supporting a surcharge other that ordinary unbalanced fill, require building permits. Construction
documents/plans require the walls to be designed by a Registered Design Professional.
Pedestrian bridges require a building permit. Plans shall be designed by a registered design
professional licensed in the State of Virginia.
DEQ/Virginia Water Protection permits may be required. United States Army Corp of Engineer
permit required.
Please note the requirements in Chapter 17 of IBC for special inspection requirements on the
type of structure. (Soils, concrete etc..).
