At this time, administrative approval cannot be granted. This site plan will not be approved until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff s comments listed below and then prepare a revised minor site plan which adequately addresses each concern. Review Comments: 1) Site Plan Reference Number. Add the Site Plan reference number, #44-18, to the . plan set. 2) Signed Seal. Final copies for signature by the Zoning Administrator will need a signed seal of the certified Virginia land surveyor, architect, or engineer who prepared the site plan. Staff acknowledges the current submission is marked as a "Draft. " 3) Proiect Information. The following changes should be made to Sheet 1: Disturbed Area: Provide the total disturbed area of the site. Staff acknowledges the paper application notes the disturbed area as 10.550- acres. Outdoor storage areas shall be completely screened from view of road and street right-of-way and from surrounding properties by a six- foot tall opaque, fence, wall, berm or evergreen screen (§ 165-20 1.01 (A)). The proposed full -movement commercial entrance does not appear to meet minimum spacing requirements with the intersection of Welltown Road (a 45-mph collector road) and McGhee Road. Staff would not support a commercial entrance from Welltown Road. 8) AVency Approvals. Comment sheets (approvals) are required from the following agencies: Frederick County Building Inspections, the Frederick County Engineer (Public Works), Frederick Water, the Virginia Department of Transportation (VDOT), and the Frederick County Fire Marshal. Additional Staff Recommendation 9) Site Lighting. Staff recommends inclusion of pole and/or building -mounted light fixtures for safety and security of employee's and visitors. After you have revised the site plan, please resubmit one (1) copy so that Staff may verify the information contained on the plan addresses the above comments.
