The site plan is approved for a tractor trailer parking addition, containing 52 new spaces, site landscaping and site lighting in the M2 (General Industrial) Zoning District in the Back Creek Magisterial District. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate representative(s). At this time, administrative approval cannot be granted. Site plan approval will not be granted until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff s comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Site Plan Reference. Add the site plan reference number, SP# 29-18, to the Cover Sheet. 2) Previous Approvals. A note should be added referencing previous approvals, specifically Site Plan (SP) #36-01, #14-02, #36-03, #71-04, 32-13, #35-13, #08-14, #25-14, #32-14, #12-16, #52-16, #12-17, and #36-17. 3) Site Lighting. The maximum pole height for light fixtures is 25-feet (FT) unless the property has is part of an approved Master Development Plan. The pole height should be reduced from 35-FT to 25-FT and noted on Sheet C-07. 4) Agency Approvals. Comment sheets (approvals) are required from the following agencies: the Frederick County Inspections, the Frederick County Fire Marshal, and the Frederick County Engineer (Public Works). After you have revised the site plan, please resubmit one (1) copy so that Staff may verify the information contained on the plan addresses the above comments. Staff will also need all approved review agency comment sheets, at least five (5) copies of the final plan, and a digital (PDF) copy for approval. Review comments are shown in bold italics. I am responding on a point -by -point basis to correlate with your Site Plan Reference. Add the site plan reference number, SP# 32-18, to the Cover Sheet. The County site plan reference number (#32-18) has been added to the Cover Sheet, and also is included at the lower right corner of all sheets (see sheets C-01 to C- Previous Approvals. A note should be added referencing previous approvals, specifically Site Plan (SP) #36-01, #14-02, #36-03, #71-04, #32-13, #35-13, #08-14, #25-14, #32-14, #12-16, #52-16, #12-17, and #36-17. The previous site plan project numbers are referenced on the plan (see Project Information, sheet C-01). Site Lighting. The maximum pole height for light fixtures is 25-feet unless the property is part of an approved Mater Development Plan. The pole height should be reduced from 35-feet to 25-feet and noted on Sheet C-07. Per email dated 08/01/18, there is a Master Development Plan on file for the subject property, therefore the maximum allowable pole height may exceed 25-feet, with an absolute maximum of 45-feet. Consequently, this comment is disregarded. Agency Approvals.
