Our previous recommendations concerning the addition of the drainage structure and pipe at the entrance appear to have been addressed. However, please note our recommendations marked in red on the plans regarding the future culverts under Regency Lakes Drive. The sizes you show do not correspond with those on the approved site plan prepared by G. W. Clifford & Associates, Inc. which are on file in this office. In order to cut down on any future confusion over the sizes of the pipes this matter will need to be addressed. Please revise and resubmit three (3) copies for final approval. Projected traffic flows at all intersections to existing and proposed site maintained roads need to be provided. 2. Projected daily traffic for the 40' right-of-way cul-de-sacs must not exceed 150 ADT. 3. Proposed typical sections for the roadways need to be identified. A 40 foot R/W may be too narrow to include drainage and other utilities within the R/W. Utility easements may be required with final design. 4. Both vertical and horizontal sight distance verification at connections and intersections will need to be provided with final design. 5. Curb return and R/W intersection radii and all cul- de-sac radii need to be labeled. 6. It will also be appropriate to provide walkway access easements from the end of the cul-de-sacs to open space areas. 7. Although two stormwater management ponds are approved or existing, ultimately computations will need to be provided with the final plan submission that will verify the appropriate design of the outlet structures. ENGINEERS 2. Clearly identify existing and conceptually proposed ARCHITECTS features on the plan; such as road frontage SCIENTISTS drainage structures as well as. sewer and water utilities. EROSION & SEDIMENTATION An erosion and sedimentation control plan will need to be submitted with the final development plan. This is to include construction details and a narrative for erosion control measures based on the Virginia Erosion and Sedimentation Handbook.
